Ok there are a few things you should know about this mod.

First off it is an ESPFE

It comes with Pre-Vis for the area and was tested with the Previsibines Repair Pack Stable Branch - PRP

As for Load Order - this is how I have mine set up with the PRP esp

This should work out fine for you so your game doesn't have missing Pre Vis.

All of the cells and houses in Sanctuary have been navmeshed and working properly.

The Player house in particular is navmeshed with the furniture so if you do scrap out the entire interior of the house, don't complain if your NPCs start acting goofy in there. You have been warned.
The pre war work benches ARE craftable in any settlement once you have this mod installed.

When told to train, the creature looks for a partner nearby to have sex with, configurable via MCM.   Commands: Follow - Follow player. Train - Look for partner to train with and repeat.
